What is a home measurement or floorplan service?

Home measurement services are just what they sound like: Based on what you need, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement service, a certified appraiser measures the home or property with a measuring tool — either a tape or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Property taxes

Tax records frequently reflect the wrong square footage because the values can come from several sources, and sometimes go unverified — which means you may be paying for more space than you have! Unless an appraiser has completed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before challenging what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a listing

A home floorplan service will ensure that you're paid fair market value for your property. Square footage is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To ensure that your client's property sells at a price that correctly reflects market value, we recommend seeking a measurement of the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for enticing potential buyers because they can see the layout and attributes of the property before and after a showing.
